I’m working with 12 real estate agents in St. Petersburg and the surrounding area to build websites designed for AI search. Each agent gets a different lane, so I’m never building two websites that compete for the same clients. When the 12 spots are filled, I close the cohort and move to another industry.

Why only 12

Building a website that AI tools trust takes real time with each agent. I need to learn your story, your neighborhoods, your numbers, and the questions your clients ask you. I build every website myself, start to finish, and I stay on your account after launch. Twelve is the number I can do well.

The limit also protects you. If I built websites for 30 agents who all wanted to be “the best realtor in St. Pete,” I’d be setting my own clients up to compete against each other. With 12 agents in 12 different lanes, each of you gets my full effort on the searches that matter most to your business.

What a lane is

A lane is the specific kind of client or area you’re best known for. It’s what you want AI to say when it recommends you. Some examples:

  • Waterfront homes on Snell Isle and Venetian Isles
  • Historic homes in Old Northeast and Kenwood
  • Families relocating from out of state
  • Veterans buying with a VA loan
  • First-time buyers under $400,000

You’ll still sell homes outside your lane, the same way you do now. Your lane is where your website goes deep, so that when someone asks AI about that exact situation, you’re the agent it names.

Neighborhood guides written from your experience, and clear answers to the questions buyers and sellers ask in your lane. These are the pages AI quotes when it recommends you.

Technically: Content architecture built around answer engine optimization (AEO).

The rest of the internet agrees with your website

I find every place your name, address, phone number, and sales numbers appear online, and give you a clear list of what’s out of date and where to fix it, so Google stops mixing up old information with new.

Technically: Entity and NAP consistency audit across Google, Zillow, Homes.com, Realtor.com, your brokerage profile, and social profiles.

Your listing search stays connected

If you already pay for listing search on your website, I connect it to your new site and style it to match. If you don’t have one, I help you choose an approved Stellar MLS provider and set it up with you. You keep the account in your name and pay the provider directly, so your listings never depend on me. If you’d rather send buyers to your brokerage’s home search, I’ll link to it cleanly instead.

Technically: IDX integration through an approved Stellar MLS vendor.

You can see exactly how people find you

Every site comes with a full set of tracking tools set up from day one, so you can see what people searched to find you, what they did on your site, and whether AI tools are sending you visitors. Most agents have never seen this about their own business. I set it all up, and I walk you through it at 30, 60, and 90 days after launch so you know what the numbers mean and what to do about them.

Technically: Google Analytics 4, Google Search Console, and Bing Webmaster Tools, with AI referral tracking.

Your first year of care is included

I host your website, keep it updated, and every three months I check how you’re showing up in Google and AI tools and tell you what I see. Want to keep adding pages for new neighborhoods and questions? That’s the Growth Plan. After the first year, you can also keep going on the Care Plan or switch to hosting only.

Technically: Hosting, maintenance, and quarterly AI visibility checks.

Your brokerage’s rules are built in

Your brokerage name and logo where required, and Florida real estate advertising requirements followed from the start.

You own everything

  • Your domain name, the website address, is registered in your name. You own it.
  • If you ever decide to leave, you get all of your website files. No hostage situations.
  • Your listing search account is yours, in your name, with the provider.

How pricing works

The full website build is a fixed price, agreed upfront before any work starts. No hourly billing and no surprise invoices. It includes everything above and your first year of care.

I walk through pricing with you after your free Website Inspection, because by then we’ll both know exactly what your website needs and which lane is yours.

How the cohort runs

I build websites in waves, two or three at a time, so every agent gets my full attention during their build. The first wave starts in November. Agents who join earlier get earlier launch dates and first pick of lanes.

I review how Google and AI tools currently see you, including your website, your Google Business Profile, and your profiles on Zillow, Homes.com, and your brokerage site. I also ask ChatGPT and Google the questions your future clients are asking, and show you who they recommend right now.

I walk you through what I found in plain English, and we figure out whether the cohort is a good fit and which lane is yours.

Common questions

Who is this for?

Established agents and teams who already have a track record and want AI to describe it correctly. It's a great fit if your current website is more than two years old, is a brokerage template, or doesn't reflect how good you are.

Why isn't the price on this page?

Because I'd rather show you what I found first. After your Website Inspection, you'll see exactly where you stand with Google and AI tools, and the price will make a lot more sense next to that. It's still a fixed price, agreed upfront, and there's no obligation after the inspection.

What if my lane is already taken?

I'll tell you right away, and we can look at whether a nearby lane fits you just as well. If not, I'll keep your name on a list for future rounds.

If I own one lane, can I still sell other kinds of homes?

Absolutely. Your lane is what AI knows you for, not a limit on who you help. Your lane might be waterfront homes on Snell Isle, and you’ll still sell condos on Treasure Island. Being known for one thing just makes it much more likely AI recommends you when someone asks about it.

Do I have to leave my brokerage's website or tools?

No. Your new website works alongside your brokerage. Your brokerage profile, your CRM, and your listing tools all stay the same.

How much of my time does it take?

Plan on a kickoff conversation of about an hour, a few rounds of feedback during the build, and your 30, 60, and 90-day walkthroughs after launch. I do the writing and the building. You make sure it sounds like you.

Can you guarantee I'll be recommended by ChatGPT?

No one honestly can, because the AI companies decide what their tools say. What I can do is make sure every signal AI uses to decide is clear, consistent, and pointing at you, and show you the results in your tracking at 30, 60, and 90 days.
